Conversion of former Kroger - Master Planning & Phase I

Renovations, Port Clinton, Ohio

Master planning services were provided to convert 36,000 SF of a former Kroger building into a church. Collaborated with the Owner and a local contractor to establish a project budget and initiate early improvements. Efforts included complete replacement of the 36,000 SF roof, use of cameras to locate existing sanitary lines, and selective demolition to remove former grocery infrastructure such as kitchens, walk-in coolers/freezers, and outdated HVAC systems, while securing the building.

Phase I focused on the renovation of 6,600 SF to include new ADA-compliant Toilet Rooms, a large Multi-Purpose Room (planned future Fellowship Hall), Vestibule/Entry, Warming Kitchen, Pantry, and Storage Room. A one-hour fire separation wall was constructed, allowing the remaining 29,000 SF to continue being used for winter boat storage until future phases are implemented. Additional upgrades included a new electrical system, lighting improvements, limited AV, and new rooftop HVAC units (RTUs).

Exterior enhancements featured new aluminum storefront windows and doors, added window openings to bring in natural light, replacement of outdated canopy fixtures with LED lighting, new faux wood siding with an LED-lit eyebrow element, updated signage, and painting of the existing metal roof.
